Zoning Certification

A zoning certification letter may be requested from the Nassau County Planning and Economic Opportunity Department by an individual who is seeking verification of the zoning status of a specific parcel of land.  Zoning certifications inform property owners, lenders, and prospective buyers of local zoning laws related to a particular property.
Zoning certification letters consist of the following information:
  • Current zoning district
  • Future land use map designation
  • A list of permitted uses in the zoning district
  • Identification of zoning resolutions, conditionals uses, and/or variance requests associated with the property
  • Development regulations, as applicable

How to Request a Zoning Certification

For properties located in the unincorporated areas of Nassau County, FL, a letter of request may be mailed to the Department of Planning & Economic Opportunity, 96161 Nassau Place, Yulee, FL, 32097 or emailed to planninginfo@nassaucountyfl.com.  At a minimum, a letter of request should include:
  • The Tax Parcel Identification Number(s)
  • Address assigned to the property, if known
  • Name and contact information of the individual requesting the information
  • Name and address to whom the letter should be addressed
A processing fee of $42 per parcel number will be assessed for each request. We accept cash, checks (made payable to Nassau County BOCC), or credit card (subject to $2.50 surcharge per $100). If you would like a hard copy of the certification, please include a prepaid and pre-addressed envelope along with your request.

Please allow up to 14 days to process a request for a zoning certification letter.
