 Population

  The Populations 2000-2016 chart includes population totals from the years 2000-2016 chart includes population totals from the year 2000-2016. Back in the year 2000, Nassau County's population totaled 57,663 residents. Since then, Nassau witnessed consistent annual population increases, 2016 population totals show 77,841 residents.

The Populations Projection chart displays the total raw number of projected populations for Nassau County from periods 2016-2040. Overall, population projections are consistently increasing. Starting with 2016, the population projection started with 77,841 persons. The population projection totals continue to increase in 2020 with 84,492 and the same for years 2025, 2030, 2035 and 2040 with final projection totals of 111,283.

The Population Percentage Change chart displays the % age change in population projections from 2016-2040. Between the years 2000-2020, Nassau County's population is expected to increase 11.94%. From the years 2020-2025, the % age change starts decreases to 8.67%. The same trend continues for the years 2025-2030 showing an 7.14% increase, 2030-2035 expected to increase 5.80% with years 2035-2040 showing 4.78% increase in projected population.

Housing

Total Housing Units 2000-2015shows the total housing units from the years 2000-2015 in Nassau County. Since 2000, Nassau experienced continued increase in its total housing units. Total housing units in the year 2000 were 26,102. In 2015, the total housing units were 36,450, showing that 10,348 housing units were added since the year 2000.

 The %age change of total housing units in Nassau County from the year 2000 through 2016. Relevant 2016 data is currently not available. From 2000-2001, Nassau experienced a 2.90% increase in total housing units. From 2006-07, Nassau witnessed a 4.46% increase in housing units making it the largest increase. Total housing units from 2015-2016 witnessed a modest increase of 1.31%.

Median sales price for single family homes in Nassau County from the year 200-2016. Median single family home sales in 2000 were $147, 100 while median home sales in 2016 were $254,083. Thus, representing a $106,983 increase in home sales or roughly a 72% increase.

Building Permits

 Building permits issued for new residential dwelling units from 2000-2016 shows annual totals of building permits issued for new residential units from the years 2000 through 2016. This data includes numbers from the Nassau County Building Department and the City of Fernandina Beach’s Community Development Division, building permit data was not readily available for the Towns of Callahan and Hilliard’s building department. In 2015, the total number of residential building permits issued includes 300 apartment units from the Reserve at Amelia.

Tracked Developments

The Tracked Developments chart entails the type of development, and the total number of entitled, built and unbuilt units. The total number of entitled units were 36,800 with 3,368 built units and leaving 33,422 un-built units.

Potential Development Parcels

 Potential Development Parcels are those parcels on which projects have been discussed with this Office or, are situated in such a manner that makes residential development likely. The Potential Dwelling Units calculation is an approximation derived from acreage, wetlands (NWI) and FLUM designation. In no way does this information substitute for a density determination or entitle these properties to any density level beyond that provided for in the 2030 Comprehensive Plan and Land Development Code. There is approximately 3,590 units in potential development parcels with a mixture of lower and medium residential densities.
